Filing a property sale with IMPIC
For a sale, the IMPIC filing identifies who bought, who sold, how much was paid and by what means, and which property changed hands. It is the most common of the mandatory filings and the one with the most fields.
What the filing carries
- The parties: buyers and sellers, with name, tax number, nationality, country and ID document.
- The total amount of the deal and the value assigned to each property.
- The document that serves as title to the transaction.
- The means of payment used, with the account numbers where applicable.
- Identification of the property: address, tax registration, land registry, DICOFRE parish code, area and intended use.
A deed is the best-known title but not the only one: an authenticated private document or a Casa Pronta certificate carry the same duty. The sum of the means of payment must equal the transaction amount, and a deposit that passed through the agency's account is still one payment, not two.
