What is the mandatory IMPIC filing?

It is the real-estate activity report required by Law 83/2017 (anti-money-laundering): real-estate agencies must report to IMPIC the elements of each transaction they broker, including parties, values and payment methods.

By when do I have to file with IMPIC?

Real estate transactions are filed quarterly, by the end of the quarter following the one in which they took place: Q1 by 30 June, Q2 by 30 September, Q3 by 31 December and Q4 by 31 March the following year. The start of activity has its own deadline: 60 days from that date under article 46 of the law (IMPIC's website states 60 working days, a more generous reading). For tenancies, only contracts with a monthly rent of 2,500 € or more are filed. Source: Law 83/2017, amended by Law 58/2020, and IMPIC General Guidance no. 1/2021. Which documents can I upload?

The purchase and sale deed, the contract or the authentication deed (private authenticated document), as a native or scanned PDF. You can add the Caderneta Predial Urbana, the Certidão do Registo Predial and the Energy Certificate to sharpen the property fields. They are read in the same filing, at no extra cost.

Does ComunicaPro submit the filing for me?

No. ComunicaPro prepares the XML file ready to import; you submit and sign it yourself on the official IMPIC portal, with your own authentication. We never ask for Cartão de Cidadão, Chave Móvel Digital or certificates.

Is the generated XML accepted by the IMPIC portal?

The file follows the portal's exact schema and is validated against real filings already accepted. It is imported into the portal form, which is then pre-filled; submission and signing remain yours. If the portal flags a correction, you adjust the field and generate the file again.

How is data accuracy guaranteed?

Each extracted field is shown next to the document excerpt it came from, and low-confidence fields are highlighted. The XML is only generated after you confirm or correct every field: human review is mandatory.

What if the document has no information for a field?

The field stays empty in the XML, exactly as the IMPIC portal expects. We never fill in "0", "N/A" or invented values.

What happens to the uploaded PDF?

It is stored encrypted only during processing and automatically deleted after the retention period (7 days by default). The final XML and the audit log remain in your account.

Which transaction types are supported?

Property sales are fully supported. Lease and exchange are in preparation: the XML schema already covers them and they will be enabled as they are calibrated with real cases.

Can I try it without paying?

Yes. During the launch period, creating an account gives you 1 courtesy credit to prepare your first filing end to end: upload the document, review the fields and download the XML. No card required. This offer may end at any time.

How much does it cost?

€9 per filing (1 credit), with volume discount packs: 10 credits for €76.50 or 50 credits for €315. No subscription. During the launch period, your first filing is free with the courtesy credit you get when you create an account.

Are my data and my clients' data safe?

Yes. Each account only accesses its own documents and filings, with isolation enforced at the database level and not just in the interface. The original PDF is stored encrypted during processing and automatically deleted after 7 days; we never ask for Cartão de Cidadão, Chave Móvel Digital or certificates.
